French drains, yard regrading and downspout runs — so water leaves your yard instead of sitting in it.

Water problems

Standing water has a cause.

Most of the land here is flat, sandy and sits on a high water table — so water has nowhere to go but sideways or down into your crawlspace. It's usually a low spot with no outlet, a downspout dumping against the foundation, or a yard graded the wrong way. All three are fixable, and none of them fix themselves.

French drains

A gravel-and-pipe trench that collects the water and carries it somewhere it can leave.

Regrading low spots

Reshape the ground so water runs off instead of pooling by the house or under the deck.

Downspout & surface drains

Get roof water piped away from the foundation and the crawlspace.

Why it matters here

Water under a coastal house is not a small thing.

Standing water against a foundation or in a crawlspace on the Outer Banks means humidity, mould and rot — and it doesn't fix itself. It's much cheaper to move the water than to repair what it damages.
